Water Damage Restoration in Westchester County

Westchester has some of the oldest housing in the New York suburbs: prewar Tudors and colonials in the central villages, Victorian homes in the river towns, apartment buildings and multifamily houses in Yonkers, Mount Vernon and New Rochelle, and older farmhouses up north. It also has rivers that rise fast. The result is a steady mix of burst pipes, ceiling leaks, flooded basements and storm flooding.

Water damage risks across Westchester

River and brook flooding

Many Westchester downtowns grew up along rivers, and those rivers rise fast in heavy rain. The remnants of Hurricane Ida in September 2021 flooded parts of the Village of Mamaroneck where the Mamaroneck and Sheldrake rivers meet, and flooded homes and roads along other rivers and brooks across the county. Homes near the Bronx River, Saw Mill, Hutchinson, Blind Brook and Byram face similar risks.

Older homes and heating systems

Steam and hot-water radiators, old boilers, galvanized supply lines and plaster walls are common in Westchester. Radiator valves and boiler connections leak, old pipes split in cold snaps, and plaster ceilings can hold water and come down in large pieces.

Apartments, condos and co-ops

Yonkers, White Plains, New Rochelle, Mount Vernon and the larger villages have many apartment, condo and co-op buildings. Leaks from the unit above are one of the most common calls. See ceiling leaks and apartment water damage for how responsibility usually works.

Sound Shore coastal flooding

New Rochelle, Larchmont, Mamaroneck, Rye and Port Chester face Long Island Sound. Coastal storms, including Sandy in 2012, have pushed water into shoreline streets and basements.

Northern Westchester: wells, septic and long driveways

In much of northern Westchester, homes use private wells and septic systems. Well pumps, pressure tanks and septic backups are common sources of basement water, and ice dams on older roofs are a winter problem.

Shutting off your water

Westchester’s cities, villages and water districts each run or contract their own water service, and much of the supply comes from the New York City reservoir system. Your provider’s emergency number is on your water bill. In most homes, the main valve is in the basement where the water line enters, next to the meter. If you are on a private well, turn off the well pump at its breaker.

Choosing a restoration company in Westchester

  • Ask for the company’s Westchester County home improvement license, issued by the Department of Consumer Protection.
  • In older homes, ask whether the team can dry plaster and hardwood in place rather than tearing them out.
  • Get a written estimate or work authorization, and a copy of the daily moisture readings.
  • If mold over 10 square feet is involved, New York requires a licensed mold assessor and a separate licensed remediator.

Water damage in Westchester County: common questions

Do you serve all of Westchester County?

Calls are accepted from across Westchester, from Yonkers and Mount Vernon to Peekskill, Somers and North Salem. The full list of communities and ZIP codes is below.

Does Westchester County license restoration contractors?

Contractors doing home improvement work on residential property in Westchester must be licensed by the Westchester County Department of Consumer Protection. Ask for the license number before signing a contract.

My house is near a river. What should I do before the next big storm?

Look up your flood zone on FEMA’s Flood Map Service Center, ask about flood insurance (it usually takes 30 days to start), move valuables off the basement floor, and test your sump pump and backup. Sign up for your municipality’s emergency alerts.

Can plaster walls be saved after a leak?

Often, yes. Plaster can usually be dried in place if it is still firmly attached to its lath. Sagging or loose plaster, especially on ceilings, needs to be removed for safety.

Who pays when the apartment above leaks into mine?

It depends on the cause, the lease or building documents, and the insurance carried by you, your neighbor and the building. Report it to building management and to your own insurer right away.
